Offering notably light and well-proportioned rooms over the single storey, this characterful cottage is situated towards the end of a peaceful and private lane close to the heart of the ever-popular village of Whitley. A sizeable kitchen / dining room benefits from a wonderfully bright dual-aspect ratio, featuring a breakfast bar as well as doors that lead directly out to the garden. This welcoming room showcases a wooden-built kitchen with solid wooden worktops and also provides access to a useful utility / boot room, as well as the spacious sitting room. The three bedrooms and the family bathroom are all sensibly arranged at the other end of the property, completing this well-balanced property. At the front, the peaceful and well-maintained lane leads to a private and generous area of hardstanding designed to support parking for multiple vehicles. Additionally at the front, there is a large and secure timber-built outbuilding which offer plenty of storage space. At the rear, a charming walled garden provides an inviting and level outside space that is suitable for a range of people to enjoy, encompassing an area that is predominantly laid to lawn. This garden can often be found bathed in sun thanks to the ample exposure from the Easterly & Westerly boundaries.

Whitley is a highly sought after village with a real sense of community spirit. It has a good range of local facilities which include an excellent primary school, the superb Pear Tree Inn, a Church, village hall, golf course, and a useful bike shop that also partners up as a bustling community cafe and handy village shop that supplies the village with the everyday essentials. There is also a plethora of beautiful country walks in the immediate vicinity. The historic town of Corsham, Melksham and the Georgian heritage city of Bath with their abundance of amenities can all be found within a short drive of this property. Whitley also has excellent bus links with all of the above towns making it a village which is still very accessible.

*Agents Note*
The Lane is privately owned and is managed collectively on an 'as-and-when' basis by the owners of the properties situated along it, who benefit from access from it.
The field located at the very end of the lane has recently sold (completed) and is currently moving through the planning process to seek permission for the construction of one residential dwelling: 20/04234/FUL

The supply of electricity to Brow Cottage is currently provided by Whitley Brow (the neighbouring house situated directly opposite Brow Cottage, on the other side of the lane). It is run off one existing meter located at said neighbouring house. Our Vendor currently reads this meter and provides monthly payment directly to those owners of Whitley Brow accordingly. The new owner of this property will need to do the same until the point whereby they decide to install their own private electricity supply and their own private meter. Alternatively, if the new owner of Brow Cottage is willing to wait until the build commences on the plot situated at the end of the lane (currently scheduled for 2023), then there is an agreement in place for those neighbours to provide Brow Cottage with the electrical supply and meter as part of their expense with the build, as part of an existing agreement. The situation exists in this way because Whitley Brow and Brow Cottage used to exist under the same ownership and there was more of a direct relationship between the two properties in the past before they were sold separately.

There is a historical right of access for repairs to be made to the neighbours property at 179 Top Lane that is located through the front driveway of 178a Top Lane.
