Location and Description
Lacock is a renowned Wiltshire village largely owned by the National Trust. The village is home to a multitude of impressive, historical buildings, earning the right to be used as a popular filming location which draws a number of tourist visitors to supplement the trade offered by the 1070 residents living within the Lacock Parish.
The Village is located just off the A350, with junction 17 of the M4 some 8 miles to the north, providing good communication and transport links. The nearby towns of Corsham, Chippenham and Melksham are also within easy reach.
The property is located at the eastern end of Church Street, set back in a secluded, private location with parking shared by the surrounding 2 properties. This handsome Grade II listed property has a long-established mixed residential / commercial use, including a successful Bed & Breakfast and a pottery workshop and showroom in part.
The property is made up of three main elements: (1) residential, (2) southern wing and (3) workshop/pottery showroom. The main residential element of the property consists of a large entrance hall, sitting / living room, WC and kitchen, all to the ground floor. Across first and second floors are the 6 bedrooms (1 ensuite), a shower room and a family bathroom. The ground floor of the southern wing is currently let to John Watling Bespoke Jewellery. The first and second floors (accessed separately) provides residential accommodation that was previously used to complement the Bed & Breakfast offering of the main residential parts. There are separate services to this part of the building which would have potential to be self-contained, subject to the necessary consents.
Finally, the commercial parts to the east of the building were previously used as a pottery workshop and showroom and provide commercial space across the ground and first floor, both of which can be accessed separately to that of the residential parts.
In addition to those parts mentioned above, the property also benefits from a large garden to the rear, together with a detached stone workshop / former pottery studio.
